Stamp Duty Land Tax (SDLT)

Please be aware that with effect from 1st April 2025 the threshold for payment of SDLT on all residential purchases will change.  

The amount at which SDLT becomes payable will reduce from £250,000 to £125,000, and, the threshold for claiming first time buyers relief will reduce from £425,000 to £300,000.  You should be aware that it is the completion date of the transaction that triggers the liability to pay SDLT, and not exchange of contracts.  As is always the case, we will do everything we can to complete your purchase in good time, and before the SDLT deadline, but we are reliant on many external factors which are beyond our control. Please therefore be advised that Bates Wells & Braithwaite cannot guarantee to complete your transaction before the 1st April 2025 and that our acceptance of instructions, or continuing to act on existing instructions, may not be taken as implying that we can, or will, complete your transaction before that date.
